Where the chamber can actually sit
The room type splits.
- Mill terrace (Park Road, Ferncliffe, Dubb Lane). One clear floor patch, a stair soffit, a party wall you cannot undermine on a whim. Prefer the lowest corner that is not the only walking space. Keep off the party wall where we can, so the neighbour is not listening to a pump through millstone.
- Myrtle Park / town-centre stone. More floor, tighter streets. Lid still has to be reachable under stored boxes. Shop cellars on Main Street need a chamber that does not sit in the only delivery path.
- Crossflatts. Garden plots give more choice; invert to the garden drain still has to work. Valley hydrology still arrives.
- Eldwick / Gilstead / Priestthorpe / Lady Lane. Hillside. The chamber is lifting hillside seepage to your drain, not fighting the floodplain. You might not need the flood-event battery pack a Myrtle Park cellar would be foolish to skip. If there is no cellar, there is no sump.
- Keep the lid accessible. A sump you bury under stored coal-hole boxes will not be maintained.
Access for the body of the chamber is the internal stair or a leftover chute. If neither opening will take the packaged unit on a mill terrace, the survey says so before anyone orders kit — we do not cut Myrtle Park or the towpath as plan A.
If that corner is under the future shower someone mentioned, we say so now — conversion after waterproofing.
Where the water goes on this plot
Plan A: pumped discharge into the drain that already serves the house, with a non-return and a legal connection. The discovery survey measures invert. If the drain sits above the cellar slab — common on mill terraces and on many 19th-century Bingley rooms — the pump is not optional.
Plan B is not a trench across Myrtle Park, and it is not a run to Ireland Bridge. Visitor streets, stone elevations, and mill yards with no rear access are why Type C was chosen as an internal system.
The River Aire and the Leeds & Liverpool Canal (including perched Five Rise and Three Rise pounds) are hydrology, not an outfall. Buried mill goits are also hydrology, not a discharge route. We do not discharge a cellar pump into a watercourse. On the valley floor the survey asks whether the combined drain already surcharges when the Aire is up — a Worth Valley page does not ask that.
Battery backup is a survey note if a wet week on the valley floor coincides with a power cut. Aire residual groundwater and canal seepage do not wait for the lights to come back. Eldwick hillside seepage after rain is a milder version of the same question.
Noise on mill terrace vs suburban Bingley
A correctly specified packaged pump runs in short bursts when water arrives — after an Aire peak, after rain, not all night if the spec is right. We note:
- mill-terrace party walls that will transmit a cheap, rattling unit to Ferncliffe next door
- Myrtle Park sleeping rooms over the only possible chamber
- Crossflatts semis with a quieter garden plot
- Eldwick hillside rooms where the pump is occasional seepage, not floodplain cycling
This is mixed stock: the mill terrace is a “will the row hear it?” problem; Crossflatts and Eldwick are closer to a one-house suburban problem. The answer is still: specify the unit on the survey, do not guess.
Maintenance
Someone has to lift the lid. On a mill cellar used for storage, that is the homeowner, twice a year, and after any flood. We do not sell a secret maintenance contract from this draft. The survey should leave you able to find the chamber.

FAQs
Can we avoid a sump on a Park Road mill terrace?
Only if water never needs lifting to the drain. On a mill cellar floor that is usually wishful. Gravity to a yard drain that sits higher than the slab does not exist, and valley groundwater will keep arriving.
If we are uphill in Eldwick, do we still need a sump?
Often yes, if the cellar floor sits below the drain invert. That pump is for hillside seepage, not the Aire. The survey says. A house with no cellar needs no sump.
Do you discharge to the Aire or the canal?
No. Five Rise pounds and the river are why some cellars get wet. They are not legal outfalls. Plan A is the existing combined or garden drain.
Will the pump bother next door on a Ferncliffe terrace?
Maybe, if we sit a cheap unit against the shared millstone. Placement is a survey item, not an afterthought.
Where does the pump sit if the only opening is a chute on a mill street?
The chamber still has to live in the floor plate. The chute is how kit enters, not where water leaves. If the packaged body will not pass the chute, we say so on the visit rather than cutting the park or the towpath.
If we might convert later, can the sump sit under a future shower?
Not if you tell us now. That is recorded on the waterproofing survey so a later floor does not bury the lid. Conversion remains an upsell after the room is dry. More plausible in Myrtle Park stone than in a Park Road coal hole.
